Building a House with a CIMB Loan
We are a registered CIMB Bank Berhad panel contractor. Here is what that means in practice for your application — and, honestly, what it does not mean.

Our panel status, stated precisely
RumahHQ is a registered panel contractor with CIMB. In practice, this means our standing as a contractor has been assessed by the bank, and our progress-claim documents already follow the format their branches and disbursement department expect. The result is not an easier approval — it is smoother disbursement once you are approved, with fewer rounds of document corrections.
CIMB has a wide branch network in Selangor and Kuala Lumpur, which makes face-to-face dealings easier while preparing documents. For construction financing, make sure you apply for a construction financing product with staged disbursement, not financing to buy a finished house — the two are different and only the first suits building on your own land.
What we do not publish here, and why
We do not publish CIMB's rates, product names or terms. Home financing rates are floating and move with campaigns; we are not the bank's agent; and product information published by third parties goes stale quickly and misleads people who are budgeting. What we can give you: an eligibility estimate based on the DSR and margin rules that are standard in the industry, with the assumptions stated openly and dated.
What CIMB itself publishes about building a house
Read on 23 September 2026 from CIMB's own website and product disclosure sheets (PDS). No rates, margins or fees here: those change, and the letter of offer you receive is what applies. Every point links to the bank's page so you can check it there. How SBR, margin, costs and Islamic contracts work in general is on the bank loan page.
Is building on your own land mentioned at all?
CIMB's property financing pages list an ordinary home loan and its Islamic version with the same purpose: buying or refinancing completed and under-construction homes. They also list vacant land financing, for buying or refinancing vacant land bought from an owner or a developer.
One version of that land financing is introduced as a way “to build your dream home”, but its stated purpose is still buying the land, not the cost of building the house. None of the product pages we read mentions building a house on land you already own.
What that means for you: CIMB's website does not answer your question, so ask a branch specifically. Tell them the land is already in your name and you want to finance the construction cost with staged disbursement. Then ask for a written answer on two points: what value the margin is calculated on, and who certifies each stage before money is released.
During construction, according to CIMB's own documents
- Interest is paid every month during construction. CIMB's conventional PDS and Islamic PDS (December 2025 version) both state that you pay interest or profit monthly throughout the construction period. The formula: amount disbursed × rate × number of days ÷ 365 (366 in a leap year).
- That monthly payment counts as late just like an instalment. CIMB's schedule of charges adds extra interest on a late monthly interest payment or a late monthly instalment. So interest during construction is not “pay when convenient”: set up a standing instruction from the start.
- Its Islamic version is based on Commodity Murabahah (Tawarruq). In that PDS you will see two rates: the effective profit rate, which is what you pay, and a higher contracted profit rate, which sets the Bank's Sale Price. The difference between them is given back as a rebate (ibra’). Do not be alarmed by a large Bank's Sale Price in the documents: it is a ceiling, not what you are expected to pay.
- Fire insurance or takaful is renewed every year. According to CIMB's FAQ, you may buy the policy from a non-panel company on three conditions: cover follows the valuation report by CIMB's panel valuer (without one, at least 70% of the property price), the policy names the bank as chargee or loss payee, and a copy goes to the bank every year. If it is not sent after notice, the bank buys a policy on your behalf and charges your account.

CIMB's list also asks for a sale and purchase agreement or a developer's booking form as “proof of purchase”. When you build on your own land, that document does not exist. Ask the branch what replaces it; usually the land title, the approved plans and the contractor's contract or quotation, as in the project documents list on the bank loan page.
Where to apply, and CIMB's own tools
- At a branch, or through the “Let Us Call You” form on the property financing page. For a self-build, face to face is easier, because you have to explain documents that are not on the standard list.
- Online through CIMB Clicks: ‘Apply For’, then ‘Property Loan/Financing’, for a conventional loan or Islamic financing.
- Check who the “agent” is. CIMB states on the same page that on 30 June 2025 it obtained Bank Negara approval to appoint three outside agencies to promote its home financing, and names all three. If someone claims to represent CIMB, compare against that list.
- CIMB's own calculators: loan affordability and monthly instalment. CIMB itself says the results are illustrations only, not approval.
- Official rates and charges: SBR and base rates, property loan charges and the PDS library. Ask for the PDS of the actual product offered to you, and compare it with the letter of offer.

We help with the contractor's part
The part of the application that involves the contractor — a detailed quotation, CIDB registration, approved plans, the work schedule and the progress-claim format — is the part we handle. It is free, and it is the part that most often gets documents sent back when handled by a contractor unfamiliar with the bank's process.
The income and credit part is between you and the bank. We can tell you what is usually asked for, and we will not pretend to influence that decision.
