Blue columns at the front, a neat gable and windows glowing at dusk — this house is at its most beautiful when the family gathers inside in the evening. Four bedrooms and three bathrooms.
At 1,489 square feet, RHQ-E1-09 is the most spacious design in the E1 series. It is for the landowner who already knows they want the most space of the 10 options in this series.
This design suits a medium-sized family with three or four children. On average each bedroom accounts for about 372 square feet of the total area, and 3 bathrooms for 4 bedrooms — usually one in the master bedroom and the rest shared. As a guide, a plot of about 3,200 square feet is needed for this single-storey design once the front, side and rear setbacks councils usually require are allowed for.
This cost usually falls within the LPPSA financing eligibility of a mid-career civil servant. Under the Zero Deposit Scheme you pay us no cash deposit, but whether the financing covers the whole contract price depends on the valuation and your eligibility, and at a bank on what its margin is applied to, so ask in writing.
RHQ-E1-09 is number 10 of 10 in series E1 by floor area, smallest first. The two nearest in size, compared with this design:

A quick estimate at today's Gold package rate for a 1-storey house (RM210–240 per sq ft) for this floor area is RM312,690 – RM357,360. The figure above is calculated separately, so the two can differ.
All figures are construction cost estimates as at 2026-09-23 and not a formal quotation. They exclude the land, unusual earthworks, fencing, landscaping and furniture. A formal quotation is provided free after a site visit.
